Hello! Thank you again for everything you've done for us.  You all made the process much easier for us and we really appreciate it. We felt supported throughout the entire process. We never had a problem getting a hold of someone when we needed to!  We had all our questions answered and have been in contact via phone and email the entire time.  Elizabeth did a wonderful job at answering our questions in the beginning stage of the process.  We had all types of questions regarding loans, taxes, areas in Katy, going through a builder, etc, and she was extremely helpful.
 
 We don't know anyone at the moment that is looking for a house but will definitely recommend you when the time comes.  We feel like we received much better service than many of our friends that have been through this process before us.  It was nice to deal with each member of the Rozier family - and they ALL always knew where we stood in the process, even if we had only been corresponding with one of them. Once we had finally decided on a house to build, it was nice to have someone there with us during the initial meetings to ask the kinds of questions we wouldn't think to ask.  We felt represented in meetings with the builder and like nothing was going to slip past us.  Without even having to be asked, someone was there with us for every single meeting we had with our Construction Manager, during closing, etc.  We also appreciated the recommendations on inspectors and other services we'd need to look into as new home owners. Our best friends had recommended you and had nothing but good things to say.

I wanted to take a minute to let you know about the service we received from Keller Williams and the Rozier team when we sold my mother's house.

First let me say that this was very difficult from the start. It was emotionally difficult to part with the home where our parents had lived and in which we had shared so many great memories. It was also difficult in that several people had to be consulted before decisions were made and some of those people had some unrealistic expectations about how quickly and for how much the house would sell.  They even questioned the need for a realtor and thought we should try to sell it ourselves. Every step along the way, David and Barbara were there for me, as administrator of my mother's estate.

They listened to every concern and every question. They gave great advice both in dealing with the concerns of my family members and in dealing with potential buyers. They were very patient and understanding and never pushy. Later there were obstacles when a buyer was found. There were roof and septic issues which eventually resulted in replacement of both. And to top it all off, my husband and I have been living in Louisiana for about a year now. This created many headaches in getting the final work done on the house. David met the roofer and the septic designer at the house and helped in so many ways to resolve these issues. David even made sure that the check we sent for the roofer got to him so that we could close on time. I would have to rate the job they did for us as outstanding and "beyond the call of duty".

They were very professional and communicated well. They always welcomed my calls and emails, no matter what time of day or night. I would absolutely use them for future real estate transactions and hope to do so some day in the future because we hope to move back to Katy in a year or two. I would also recommend them to anyone in need of real estate services.

The "service" that I found most valuable was their willingness to go the extra mile to see that we were treated honestly and fairly and that everything was completed on time for closing. I don't know of any other services that they could add.

When choosing them as our realtors, one of the most important considerations was that we knew them to be Christians and patriotic Americans. We believed they would be honest and trustworthy. We also knew they had a solid reputation and were very successful at selling homes in the Katy area. As it turns out, we were correct in our assessment of them. They were all of these things and more.

This is the third time that I have used their services, and as always, they did a great job for us.
 
I appreciate the dynamic duo team that they bring to the table,.....and their wisdom and expertise and professionalism allow me to relax and enjoy the ride.  Fortunately we had a short ride, and I sold the unit for a great price to a cash buyer who did no inspection and needed no appraisal.
 
There was some tense moments during the negotiations, and some issues with the First Colony HOA (up to the moment of closing) and the percentage of units occupied by owners.  David got all that figured out, and it worked out pleasantly.
 
I value knowing that David and Barbara are familiar with all the paperwork and issues and hurdles that must be jumped to get things done.  It was great to know that I could relax and entrust all such issues to them.  Sure enough, they did just that,....and all worked out sweetly.
 
I recommend David and Barbara any chance I get, to my friends and acquaintances, and will continue to do so in the future.

I just wanted to let you know what jewels you have in Team Rozier!  We first listed my house with them in the spring of 2006.  Through no fault of the Rozier team or my family, we didn't finally close until January 2010.  We had contracts and other people wanting to purchase the house but, through my attorney's inaction or slip-ups, lost the sales.  The Rozier team could have walked away becaue of it being a waste of time, but they stayed with us.  David and Barbara literally held my daughters' and my hands.  They encouraged us, calmed us, and were so very patient and let us vent to them.  At the end when, once again, my attorney dropped the ball, David used his charm and perserverence with the buyer to save the sale so that we could close.  Barbara and David kept in touch with my daughter in Spring Branch and my daughter and me in Bryan and we are really grateful.

I worked primarily with David and Barbara and found their service to be excellent. I was referred to the Roziers through a mutual friend and at the time I was working with another agent. I found that David was more than willing to give of his time and knowledge to help me with some questions I had even though I was not officially his client. His knowledge was immense and thorough, which I felt was important for a first time home buyer like myself.

The Roziers were very hard working in making sure that I had whatever I needed when I asked for it, many times staying in communication with me in the late evening.

Barbara proved her faithfulness to help me find the home I was looking for after many times we saw homes that I did not like. Her reassurance that they were there for the long haul meant a lot to me after I began feeling burdensome when nothing seemed to be the right fit.

There was even a point when I made a decision to back off of the entire process to wait for a more opportune time. The Roziers were completely understanding and supportive of this, even after they had put plenty of time and effort to help me up to that point.

The most remarkable incident I will always remember was the day that David and Barbara came to my rescue. I had just moved into my house and it was the first day I would be staying there. I ended up locking myself out of the house and thank God the lock box with the key was still on my front door. With some help from my neighbors I was able to contact the Roziers for help. They responded like family in coming out to get the keys out of the box so I could get back in. For that I am ever grateful!

  I am writing to inform you of the way our home sale was handled by the Rozier Team, David and Barbara.

 David and Barbara met with us early this year after our house had been on the market for about 5 months with no results. Another firm and agent simply did not impress us with their amount of customer service.   

 We were extremely disappointed with the lack of results; we were complaining to some friends who suggested we give the Roziers a call. To say it was an improvement would not do enough justice to the absolute joy it was working with the Roziers throughout the entire process of selling our home.

 From day one they were available any time we had a question or a problem.  The first time we met they brought a full analysis of our neighborhood and the homes in the area showing us what homes were realistically selling for, not what would make them the most commission.  We were so impressed with their knowledge of real estate and not once was there a hesitation on their part from question to answer.  It was so comforting to hear statistics and factual information instead of promises and estimations. 

 While that may only begin to cover the knowledge and professionalism we experienced; I would like to emphasize the praise we have for their communication process.

 When I called their office, either David or Barbara would answer the phone within a couple of rings.  The few times I did have to leave a message the system paged one of them and I received a call back within 5 minutes. Another thing we were impressed with was the showing website communication; we were sent an Email every time the house showed. The Roziers followed up that evening to tell us what the agents said. If they were not able to get an answer that night they continued to follow up with the showing agent until they could get us a response.  This feedback really helped us understand how to better market our home.  Finally they were unbelievably accurate about what to expect during certain weekends or times of the year, putting us at ease during the entire process. I would get a call at least twice a week with an accurate forecast. This was so comforting during the sale process allowing us to have a great experience all around.

 I have recommended the Rozier team to friends and family or anyone who I could tell about their ability, knowledge, professionalism, and all around pleasant personal attitude towards their clients.

I would like to let you know that working with David and Barbara Rozier thus far have been truly great. My family has just closed on the sale of our home and have moved to a temporary location during the construction phase of our new home. One of the many challenges we had was trying to be available with the demands of are 2 year old son. From the moment we first met the Rozier Team we knew we had made the right choice.  Your professionalism and compassion embody who you are.  From the statistical data to getting the right angles for the photos of our home we saw you at work.  Using the market analysis you prepared we were able to arrive at a price to list our home.  You were always there to answer questions no matter how small.  Each week you provided us detailed information on the number of hits we received on the HAR website as well as input given by realtors and their clients that toured our home.

Before our first showing I asked what we needed to do to prepare our home.  You gave me excellent advice and it paid off.  Only 10 days after you held the first open house we had an offer.  Then shortly after that we had our second offer.  But your support and guidance didn’t stop there.  You discussed the offers in detail and we made the decision to go with the offer that was the best fit for us and the buyer.

I would like to say everything went smoothly from the offer to the closing.  But as we all know anything can happen between the offer and the signing of the closing papers.  The Rozier Team’s professionalism continued to shine and their compassion was kicked into high gear when the buyer had the home inspected.  They were on top of it as soon as they received the inspection report and informed us of the findings immediately.  We had only a few days to complete the items and get them signed off before the re-inspection.  The closing date was drawing near and we were on a real tight schedule.  Upon re-inspection (the day before closing) the inspector had one minor item he wanted re-addressed.  So we arranged for the subcontractor to come again (the morning of closing) to fix the item.  Barbara was an angel.  She met us at the home and stayed there until the subcontractor finished.  David went with us to closing and Barbara did the job of making sure the inspection items were completed.  True Teamwork!!!

So, needless to say we are very grateful to the Rozier Team and their commitment to excellence.

We recently closed on the sale of our home in Katy using David and Barbara Rozier as our agents.  We also took advantage of assistance of Elizabeth Rozier in finding a home to lease while we build our new home. First it was very easy having a full team working with us.  Each of the three has unique talents and areas of expertise that made the whole process easier for us.  When all is said and done, we feel that we have not only sold our home, but we have also made three new friends.

We chose the Rozier Team because of the professionalism that they exhibited while conducting a continuing education class we attended.  That professionalism continued throughout the sale process right through closing. 

I believe the greatest thing that they brought was provided before we ever listed our home.  They sat with us and evaluated what we needed to do to get our house ready for sale.  They were professional and honest, but very tactful with the suggestions they made.  We followed most of their recommendations and it paid off with a relatively short time on the market before we sold. 

When we did list our home, David and Barbara spent time outlining the marketing plan and the factors that help sell a home.  David’s analysis of the market was valuable in pricing our home competitively with comparable homes in the area.  Having a pricing strategy from the very beginning made the process much clearer.

Barbara’s preparation of our listing in MLS proved to be superior to other listings in our market segment.  Her attention to detail became obvious when we compared our listing to others in our area.

Communication throughout the process was excellent.  At our request, most of the communication was via email which kept us abreast of activity in the market and answered questions we had at different points.  Several times during the sales process, both David and Barbara called to reassure us and to offer suggestions.

Selling a home is not easy in today’s market, even in Houston.  We only had 6 showings, but the Rozier Team got it sold. Once we had an offer, David expertly guided us through the closing process.  We were able to sell our home for what we hoped to get out of it.  His cautious optimism kept us grounded and made us aware that any sale can fail up to the final day.  He stayed on top of the buyer’s agent, the funding agent and the title company to make sure everything got completed while keeping us posted on the process.

Finally, we used Elizabeth to help us find a place to move to while we are building our retirement home.  Her enthusiasm and tireless effort helped us find a home to rent, and she worked with us to get the lease consummated.  She even was on hand on moving day and called in reinforcements when the new house was not ready.  Like her mom, Elizabeth took expert care of all the details including providing valuable information and advice about our rights as renters.

The only negative in the process was the small number of showing that we had.  We knew that the market was slow, but weren’t prepared for how slow it actually was in our price range and area.  As I told David and Barbara at one point during the process, I don’t know what could have been done to increase traffic, and I am not sure that increased traffic would have yielded a buyer any sooner.

Unlike many people we know, we purposely chose the Rozier Team for their professionalism.  Too many people treat selling their home casually rather than as a business process.  We are fortunate not to have made that mistake.  I would highly recommend the Rozier Team to anyone planning to sell their home in the Katy area.  They know the market and they get the job done.

The Rozier Team performed a miracle regarding the property at 22331 xxxxxxxx., Katy  TX 77450.  I would like to offer you the context in which they were working.  I called Barbara during the last week of January.  I told her what we wanted to do.  We wanted to get the house ready for sale and close by March 31.
 
One of the most difficult tasks we  faced was getting the renters out. They had not done work they were hired to do so the house was in even worse shape than I anticipated.  Barbara provided names of the men who could do the job.  And, we used many people:  painters, tile layers, plumber, electrictricians, AC/Heating people and others too.  All of the people Barbara recommended and that we used were very, very capable.  And they provided me with some amusement as each new worker came on site and one would say "Have you heard about this house?  Oh, it is quite a story."  I wondered if that house was going to be a legend some day in the annals of real estate and construction.
 
When I am anxious and stressed I talk (type) a lot.  Barbara just listened to me and when she was at my property, she was at my property.  She was very focused on me and my property.  I'm pretty sure she does that for all her clients.  (See all this typing....I'm stressed just thinking back on the experience.)  They were very professional.
 
I'll insert here that I was very impressed with the way the Rozier Team had a clear division of labor.  They could cover for each other but each member's skill set was most efficiently utilized. I was very impressed....if only all companies could match skill sets to particular employees.
 
When I told Barbara what we wanted to do, I could tell she was not batting an eye.  She just said, "We can try".  I contacted them by phone as we live in Canada currently and it looks like
we'll be here awhile which is why we wanted to sell the house.  But, there were all sorts of tax implications if we didn't sell and seal by March 31.  When my husband told me that, I said "Let's just call the Roziers.  It doesn't hurt to ask."  We used the Roziers because they lived in our neighborhood, always looked professional and sold our neighbor's house. The key point though, is that we saw their signs go up and down.  This indicated to us that they worked hard.  It also helped that when I contacted Barbara she didn't say "You must be out of your minds!"
 
I would recommend them to everyone.  I wanted to take them with me to Connecticut where we will be buying our next home.   But, alas they cannot accompany me. I really felt that the Rozier Team cared about us as people.  We weren't just a commodity.
 
There is one other thing that I knew sooner or later we were going have to discuss.  I am not the negotiator in the family.  That's what my husband does for a living.  I felt very vunerable.  Fortunately, my husband and David had discussed price so I had some background.  When it came time to set the price I did not feel intimidated at all.  We compromised on the listing price.  They didn't cry "OH NO!! YOU'LL NEVER SELL IT AT THAT PRICE!!"  It was all very
equitable and I was very, very comfortable.  It sold at the listing price.  We were all happy. And, in the end, it really was a miracle.  I wouldn't let it out that The Roziers are miracle workers.  I think requests like ours must be exhausting.
